Access Statement For Rivendell Guest House

 

Introduction

We are a 9 bedroom guest house, in a coastal seaside town, we are in Kings Road West a central route into Swanage, the house is an Victorian/Edwardian villa, which is over 100 yrs old. Whilst we aim to meet the needs of all our guests the period features will make access for less able bodied guests difficult. We have no ground floor WC’s or ground floor rooms, so this would make it difficult for wheelchair users and less mobile users.

 

Pre-Arrival
 
• We are located on the main road, parking is un restricted directly across the road from the  Guest House and to the rear in Court Road. We do not currently have our own off street parking.
• The nearest shops is approx 200 meters away
• The nearest bus stop is directly across the road and also at Swanage Steam Railway Station which is 2 min walk, buses run hourly and service is very poor in the evening.
• The nearest railway station is Wareham which is 10 miles away,

Taxis are usually available, but we can book one in advance if required.
• We do not accommodate Dogs
• Brochures are available in large print, sadly we do not supply them in Braille

Arrival & Car Parking Facilities
 
• Check in is from 4pm where we will be here to warmly welcome you.
• We do offer assistance with Luggage.

 

Main Entrance & Reception

 

• There is a slight lip on the tiled entrance no more than 2 inches then

   a step of 7 inches to enter the building.
• The front door is locked and to enter on your arrival you will have to ring the door bell. You will then be given your key enabling you to enter and leave freely.

 

Public Areas - General (Internal)
 
• The House is large and tall in height consisting of 2 floors plus the ground floor.
• The reception hall leads to the lounge and breakfast room.
• There are 18 stairs to the first turn in the stairs leading onto the first floor landing accessing the first 6 of our 9 bedrooms. To the left approx 12 feet room 2 has two stairs stepping down onto a small loby landing. A 10 foot walk along to the right of the landing to the second set of stairs with 16 stairs to the second floor and 3 more bedrooms
• We have 9 guest bedrooms, please see the section Guest bedrooms, further in this document.
• The House is centrally heated throughout and all rooms have individual thermostatically controlled radiators.

 

Public Areas - WC
 
• We have no public WC, all WC;s are contained in rooms on the 1st &

   2nd floor

 

Lounge & Dining Room
 
•The Lounge has wooden parquet flooring, two sofas a two seated and three seated and one recliner and a wicker chair. We have a TV Sky and DVD, we also have an open fire which is lit during cold weather.
• Breakfast is served in our dining room which also has wooden parquet flooring and nine separate tables to service all rooms.

 

Garden Area
 
• We have a garden accessible from the side of the house down 2

  steps of 5 inches, the garden has a seating are which has a step of 5 inches THE GARDEN IS CURRENTLY OUT OF USE TO GUEST AS THERE IS BUILDING WORKS UNDER PROGRESS

 

Bedrooms
 
• 6 Bedrooms are on the first floor comprising of 1 single, 1 family (2 adults 1 child) and 4 doubles. 3 twin rooms on the second floor. The second floor is in the eves of the house.
• All rooms are en-suite, most containing a shower and WC, basin,

  two contain Baths, shower and WC & basin.
• All are fully carpeted (accept the ensuite's which are tiled) and have tea and coffee making facilities plus biscuits
• All beds have duvet’s and are hypoallergenic as are the pillows.
• There are wardrobes, chest of draws, bed sides and seating areas in most rooms
• There is an information sheet in each room containing user guide and guest house safety information etc.

 

Additional Information
 
• There are fire extinguishers in all halls and landings as well as emergency call point on the ground, first and second floors.
• In the event of a fire the fire alarm in your room will sound, please advise is if you have a hearing impairment as you might not hear this. In the event of power failure the emergency lighting will illuminate in the room showing the way out.
• The building would be evacuated by the stairs then out to the front of

   the house, in an emergency there is an exit though our residence to

   the back of the house
• We do not permit smoking in the house at all.
• We are happy to cater for special diets, please advise before arrival
• we have no problems with mobile phone reception and also offer

   Wi - Fi connection.
