Room Rates
£37.50 per person per night on a bed and breakfast basis.
Family rooms: £95.00 (based on 2 adults and one child under 12 years).
Single occupancy surcharges apply in the case of less than two adults staying in a double/twin/family room. Details on request.
All room rates are inclusive of VAT at the current rate.
Terms and Conditions
Confirmation of a booking by the Client is deemed acceptance of these terms.
In these terms of business, the expression 'Accommodation' means the Accommodation operated by the Accommodation defined in the Client's confirmation -and 'Client' means the person, firm or company making a booking or staying at the Accommodation. These terms apply to all bookings except to the extent where specific terms apply for a particular booking.
Prices
All published rates include VAT at the current rate. Accommodation rates are per person per night, breakfast included.
Availability
In the rare case that the Accommodation cannot accept a booking guests will be offered a full refund. In the case of an act of God (strike, war, etc), the Accommodation will do its utmost to find an alternative accommodation in another accommodation but will not be held responsible if this is not possible.
Bookings
Bookings must be guaranteed by a credit or debit card. A 'booking' means any order for our products or services that is accepted by us. Acceptance will be made by us (and a contract concluded) when we have received a deposit payment from you. The deposits the sum of the first night stay (on line booking only). There is no agent involved in this booking process; the contract is concluded between you as the Customer and us as the Business.*
Arrival and departure
Rooms are available as indicated. Our check in is from 16:00 to 22.00 Check in times outside of those specified must be confirmed with the us prior to arrival. Check out time is 10:30am
Amendments to your booking
When the booking is confirmed, a reservation number will be supplied (on line booking only). This must be retained in the event of cancellation or amendment. To amend your booking, simply call 01929 421383. Cancellation charges apply where applicable.
Cancellations
If your reservation is cancelled or in the event of non-arrival, no refund will be given and the full amount will be charged, unless we are able to re let the room. In which case a 15% administration will be charged. Normal terms of payment apply to these charges. It is strongly recommended that you take out Holiday Insurance
Payment
Most major credit and debit cards are accepted including AMEX (NOT FOR ON LINE). Full payment will be taken at time of booking. Reservations made any other way than on line booking require a 50% non refundable Deposit.
All additional sums are due for payment on presentation of the invoice at checkout. In the event of any query relating to the invoice, the Client must notify us within 14 days of the invoice date and the Client's obligation to pay all outstanding balances immediately will not be affected.

Car parking
The Accommodation does not accept responsibility for damage to, or for theft from, or for theft of vehicles parked on Accommodation premises. Not available at this time!
Insurance
Clients are recommended to have insurance to cover cancellation, curtailment, and loss of baggage, personal effects and money.
Children
Children under the age of 16 years must be accompanied by a responsible adult to ensure that the children's behaviour is appropriate for other guests within the Accommodation. Children of all ages welcome.
Dogs and other pets
Pets are not accepted at the accommodation. In the instance when a guest arrives with a pet, the accommodation reserves the right to terminate the booking without being liable for any refund or compensation. Owners have own dog.
Smoking
Smoking is prohibited in the building. The Accommodation reserves the right to terminate the booking in the event of failure or suspicion of failure to comply with this request without being liable for any refund or compensation.
Behaviour
The Accommodation reserves the right to judge acceptable levels of noise or behaviour of Clients, guests or representatives, who must take all steps for corrective action as requested by the Accommodation. In the event of failure to comply with management requests, the Accommodation may terminate the booking or stop any event immediately without being liable for any refund or compensation.
Discrimination
It is the policy of the Accommodation not to discriminate on the grounds of race, colour, nationality, creed, sex, marital status, age, ethnic origin or disability. Clients, their employees, guests and all sub-contractors engaged by or on behalf of the Client are expected to adhere to this policy and the Accommodation may, without incurring any liability to the Client, remove from the Accommodation any person or persons offending against this policy.
Comments and complaints
Any comment or complaint regarding the stay should be made in writing within 90 days to the accommodation. All information concerning the Accommodation, including but not limited to descriptions, availability and pricing has been provided and is controlled by the accommodation.
Statutory requirements
The Accommodation is subject to statutory controls, including those relating to fire, licensing, entertainment, health, hygiene and safety. These must be strictly observed by Clients, their guests and representatives.
Liability
Other than for death or
personal injury caused by the negligence of the Accommodation, the
Accommodation's liability to the Client is limited to the price of the booking.
Unless the Accommodation is liable under the above clause, the Client
indemnifies the Accommodation from and against any and all liability and any
claims, proceedings or damages resulting or arising from the booking, event or
function, the Client, guests or any outside contractors of the Client.
The Accommodation will not be liable for failure to perform to the extent that
the failure is caused by any factor beyond its reasonable control.
The Accommodation does not accept responsibility whatsoever for damage to, or
theft from, or theft of, vehicles parked on the Accommodation premises.
Clients are responsible for any damage caused to the allocated rooms,
furnishings, utensils and equipment in them by any act, omission, default or
neglect of the Clients, their guests or sub-contractors and will pay to the
Accommodation on demand the amount required to make good or remedy any such
damage.
Data protection
The information provided by the Client may be processed by the accommodation for the purposes it has notified to the Information Commissioner. By confirming the booking, the Client consents to this processing of the information.
